The "CM Capability Evaluation and Disclosure" system is designed to help project owners select qualified construction managers. Upon application by a construction management firm, the system evaluates and discloses by the end of August each year information on the firm's CM capability, including its CM performance and financial standing from the previous year.
This year's CM Capability Evaluation covered 45 applicant firms. The results showed that "service-type CM" performance totaled KRW 1,365.5 billion.
By client type, the public sector accounted for KRW 871.9 billion (64%) and the private sector for KRW 493.6 billion (36%). By project type, the building sector accounted for KRW 1,262.3 billion (92%), civil engineering for KRW 83.3 billion (6%), and other sectors such as industrial and environmental facilities for KRW 19.9 billion (2%) — confirming that the building sector remains dominant.
Meanwhile, "Construction Manager-at-Risk (CM at Risk)" performance totaled KRW 123.5 billion, led by Kukdong Construction Co., Ltd. (KRW 89.2 billion), followed by Sadakdari Construction Co., Ltd. (KRW 34.3 billion).
By client type, the public sector accounted for KRW 89.2 billion (72%) and the private sector for KRW 34.3 billion (28%), indicating that CM at Risk is being actively utilized mainly in the public sector. By project type, the building sector accounted for KRW 72.4 billion (59%) and civil engineering for KRW 51.1 billion (41%), with the building sector again taking the largest share.
Regarding the status of CM professional staffing (as of December 31, 2025), 36 firms (80%) employed 100 or more CM professionals, indicating that most CM firms maintain a substantial professional workforce to upgrade the quality of their CM services.
In terms of asset size, 40 firms (89%) held assets of KRW 10 billion or more, showing that large service firms and construction companies are the primary participants in the CM business.
